Are you aware of the Developer’s NEW plans for the
Hoffman’s Brickworks complex?
Originally, the Developer had approved plans to develop the Kilns into commercial and art spaces
(including shops & cafes), and the buildings on the corner of Dawson St & Brickworks Dve into
commercial and residential spaces, providing Brickworks residents and all of Brunswick with a
unique & culturally significant space in which to live, work, shop, eat and enjoy.
Many people purchased their apartments with the understanding that they were buying in to the
‘experience’ of living at the Brickworks. With what seemed like only a limited number of residential
spaces, people also believed that living here would be a unique experience and a worthwhile
investment.
The Developer has now SIGNIFICANTLY CHANGED their plans
The Gatehouse on the corner of Dawson St & Pottery Crt is to be replaced with a four
storey apartment block of 28 apartments
Both Kilns are now to be developed only in to apartments – 33 in total; balconies will now
stick out all around the kilns
The building on the corner of Dawson St & Brickworks Dve will now house 31 apartments
(originally only to be 20)
Building 5 (brick press shed) now has 18 commercial spaces – 9 on the ground floor and 11
upstairs. Previously the larger open commercial spaces (2-3 on ground floor and an open
space upstairs) allowed views across the vast interiors of the building and into the
interpretation areas containing the dramatic rows of brick-making machines, clay hoppers
and elevators. Now these commercial spaces are small, walled-off boxes discouraging
public access.
What does this mean to us??
The increased number of apartments will add excessive traffic to what are already small
and narrow streets. These roads already struggle to cope with current traffic levels - at
present emergency service vehicles struggle to access the site. This will only get worse
with an increased apartments and traffic.
The increased apartments will result in greater parking congestion.
The Heritage value of the Brickworks is not being preserved
We are not getting the Brickworks experience we believed we were investing in & the
Brunswick community is loosing a unique opportunity to enjoy a Heritage listed environment

Attend the Moreland Council Meeting to discuss the Hoffman’s
Brickworks changes and issues on Monday, 28
th
September at Meeting
Room E, Brunswick Town Hall (corner Sydney Rd & Dawson St) at 6pm.
